Property Characteristics
Appraisal by Property Detail
Specific property characteristics are very important to the mass appraisal system used by Blue Earth County. Those details allow us to make the most accurate estimates of market value because our system allows us to make adjustments for differences in property characteristics.

The county’s appraisers update this information for each property approximately once every five years, but whenever new construction, alterations, or improvements occur or it sells, the property will be reviewed. The review allows the appraiser to gather information on characteristics of the property that affect market value.

Characteristics
Each property has unique characteristics that contribute to its valuation. These characteristics will also help the appraiser determine a property’s classification.

The appraiser will start by verifying the exterior measurements of the property’s improvements as the overall size of the improvements is an important characteristic. The appraiser will also take photographs of the exterior of the property to use for future reference. Other characteristics of the property that the appraiser will look for include:

  • Age of property
  • Basement, finish
  • Basement, foundation
  • Basement, walk-out
  • Condition of property
  • Extra features (patios, porches, decks, etc.)
  • Layout of property
  • Number of baths
  • Number of fireplaces
  • Number of rooms
  • Possible water problems
  • Quality of interior finish
